Fern Bluff Neighborhood

The Fern Bluff Neighborhood is a deed restricted community with 274 homes located three miles west of Round Rock, off of RR 620 and Wyoming Springs Dr. Fern Bluff is close to excellent shopping and major employers in the North Austin/Round Rock/Cedar Park areas.

Fern Bluff is a quiet, family-oriented neighborhood and residents are within easy walking distance to the exemplary ranked Fern Bluff Elementary School, which is in the Round Rock Independent School District. Residents are also within easy access to the MUD’s six well maintained parks which offer an exceptional outdoor lifestyle with tennis and basketball courts, a sand volleyball court, picnic and party pavilions, playscapes and exercise stations and miles of walking/jogging/biking trails. The Fern Bluff MUD Community Center, a 6600 sq. foot beautiful building is also available to residents for special events, parties, receptions, meetings and family get-togethers.

The Board of Directors of the Fern Bluff MUD has responsibility for restrictive covenant enforcement (deed enforcement) and ACC approvals for the Fern Bluff Neighborhood. Texas Water Code 54.237 grants MUDs this enforcement authority, please click HERE to view.

***Important Note: If a homeowner or contractor would like access through or across any MUD or HOA owned greenbelt or park for private construction or landscape needs, PRIOR WRITTEN PERMISSION must be granted by the affected entity before any work may be commenced.
